Work will see the transformation of Grove House in Hammersmith which was originally designed by Sir John Burnet Tait & Partners and built in 1949.
The five-storey building will be reinvented as a modern mixed-use development comprising 5,500 sq m of hotel space alongside affordable office workspace ground-floor commercial space.
Designed by a multidisciplinary team including GRID Architects, QuinnRoss, FRAME Structural Engineers, Affinity Fire Engineering, RBA Acoustics, Tetra Tech transport consultants and Fortis Facades, the scheme will deliver 171 hotel rooms and a 131-seat auditorium.
Legendre UK will also act as main contractor, with works expected to start on site during Q1 2027. Completion is scheduled for summer 2028.
Nicolas Swiderski, Head of Property Development at Legendre UK, said: “This retrofit-first approach will create dynamic and versatile spaces across retail, office, leisure and the arts, embedding social value and meeting occupiers’ evolving needs for inner-city accommodation. Retrofitting vacant offices is a very environmentally friendly and efficient solution to London’s shortfall of quality accommodation.
“We’re proud to be co-financing and developing this project, having taken an integrated strategy that aligns community impact with sustainability. It also underlines Legendre UK’s long-term commitment to the UK market, reinforcing our position as an established player with expertise across both contracting and development.
“The development will breathe new life into the local community – creating a fantastic creative hub which enhances the borough’s liveability and make it a better place to work, play and thrive.
“We look forward to starting on site and seeing first-hand how the development positively impacts the community.”
